Q: Hello, I am spec’ing your product for my project, the Bilco Model Type S-10 and I wanted to verify a clearance. I have a question, the roof hatch is next to a CMU wall, is this Okay or does it need to be a certain distance from the CMU wall as seen here:

?
A: It’s either an S-20 Steel or S-50 Alum.
We recommend at least 12” in case they want to add the rail system. It’s really up to the local code.
Q: Does Bilco make a standard roof hatch with a cover which is capable of supporting a 65 psf live load?
A: Please tell me the size of roof hatch that you would like along with the composition of the base material.
Q: Is the S-20 Roof Hatch available with a Baked Enemel or Powder Coat Finish, as an Architect is requesting? And how much extra does it coast?
A: According to the manufacturer powder coating is an available option. Please give us a color that you would like it powder-coated and we will work with the manufacturer on a quote
Q: Hello, I was doing a little research and I came across your site. Thanks for all the excellent information and well designed site. I wanted your suggestions for part(s) to help repair the multiple rain leaks and rust I am seeing on the roof hatch latches. There are 14 roof hatches and two or three have developed leaks and there is clear rust in the interior latch assemblies. I assume the exterior gaskets are cracked, over torqued or maybe missing. These were all installed about 5 years ago. Images here:

Would you replace the cover hasp gasket or are there additional parts needed to prevent the leaks? I will order the gaskets or other parts you recommended. Thanks, Todd Lee
A: After reviewing your photographs - I would clearly replace the
Bilco SD30 Handle Assembly - Gasket - Cover Hasp
as seen here:
I would also purchase a handful of the
Bilco SD3-Y Bolt Only for RPRS7 Replacement Zinc Plated - Chromate Sealed Lock Assembly
as seen here:

Though the rough hatch lid appears to have need tarred over with roofing element, I would anticipate installing the factoryoriginal gasket to cure the leaking problem.
Q: Is this product fire rated?
A: No the
Bilco S-20 Type S Roof Hatch - Ladder Access - 36" x 30" - Galvanized Steel
is not fire rated though fire rated versions of hatches can be seen at the link here:

Q: For the S-20, what is the weight of just the steel cover? I assume the 183lbs is the entire assembly.
A: The weight of the lid alone is not a published value and I agree he 183lbs is the entire assembly. Is there a particular reason to know the weight of the lid? If you need replacement lifting mechanisms please email us the serial number located on the sidewall of the unit.
