A: The Bilco F-50 Type F Roof Hatch - Equipment Access - 48" x 48" - Aluminum Cover and Curb is not a fire rated hatch.

I would direct you towards reviewing the Bilco ‘FR’ series of hatches as seen here:

we do not sell ladders whatsoever for any of our roof hatch applications.

A: I can fathom how you may be able to do that but the manufacturer would not have the ability to provide that from you new on this model. Some of the practical problems you'd have to solve would be how to unlatch the unit prior to initiating the motor along with how to set a limit as to how far it ought to open.
