Introduction

Pivot sets provide the best possible means of hanging a door. They are designed to work with the laws of physics to provide long-lasting performance and reliability.
The weight of the door is supported entirely by the bottom arm, which is directly connected to the pivot spindle. This hanging means provides several important advantages:
• Fasteners on the door and frame are in shear rather than tension (as with hinges) and are less likely to pull out overtime. This creates less stress on the frame assembly, prevents door sagging and allows the door to swing with less resistance from friction.
• A door supported in this manner relies on the strength of the floor to carry the weight, not the frame. This allows extremely heavy doors to be hung in an opening and allows door adjustment throughout the life of the building to compensate for settlement.

• Offset or center hung pivot sets are more attractive than alternative door hanging devices.
• Full floor-to-ceiling concealment is offered for center hung doors providing almost unlimited design flexibility.
• Extended spindles available to raise door above finished floor for complete concealment.

Suggested Specification

All pivots and/or pivot sets shall be the product of one manufacturer. Sets as noted in hardware groups shall be matching in design for both labeled fire doors, lead-lined doors and regular doors. Pivots for 20-minute fire doors shall be non-ferrous and match the finish of adjacent hardware. All pivot sets are required to meet ANSI grade one standard as listed in ANSI 156.4. Caps shall be hex type to increase security.

everything looks small enough.

Q: ok. I am being asked to hang 4 doors in a row for a closet. the doors are only 2'0" I am just worried about being able to adjust if need be.
A: Adjust in what regard?
Q: In and out if one of the doors warps (which we know is going to happen).
A: Here is the scary part - Once you have the preparations located in the header and at the floor there is absolutely zero allowance for any adjustment.

Speaking of warp - yes you have extreme exposure to the potential for War and what will complicate the scenario even further as he never specified the use of center-hung pivots on these doors would ultimately be responsible for any more page. This is likely not you unless you actually specify the use of center-hung pivots.

The problem is that center-hung pivots are not classified as a proper way to hang a door so any work that would have heard the door manufacturer is certainly going to disallow any claim for warranty as a result of the use of center-hung pivots.

This opens you up and your client and the person who specified the pivots to significant exposure a failure.

Are the doors going to be double acting?

Q: that is what I figured. The worst part is I have 7 closets with a total of 33 doors. There is one section of 8' doors that will be 2' 2' 2' 2' 2'6" 2'6" - and no on double acting. Door supplier has already said this is not a good idea.
A: I would certainly go beyond saying that it's not a good idea. I would give whomever is ultimately going to be responsible for more of my statement regarding the door manufacturer not validating a claim for warp. I speak from actual experience. I bet 1 or 2 out of ten doors will be warped - right from the "get go".

I think it might be a good idea to get a copy of the warranty from the manufacturer and forward that to the end-user regarding the use of center-hung pivots. The last thing you want is to have personal exposure to another person's decision making.

Q: That is why I am talking to you now. Everyone is telling me this is not a good idea but I can not seem to convince builder / home owner
A: get the warp understanding in writing - LOL

I hope you can report back and let me know what happens and it would be nice to see photographs of your work as well.

Having said that have you already sourced the pivots? And if you have not allowed me to quote them and even more importantly I have an identical product that is template in the same way that is less expensive by a different company.

Q: They ordered me one pivot set from someplace and I did a small mock up and that is when I realized this is not a good idea.

Q: about the Rixson 128 3/4 is this a self closing pivot ??
A: The Rixson 128-3/4 Pivot Set Is neither self closing nor self centering and in order to provide that functionality you would need to look at a floor closer such as the Rixson 28 as seen on page 20 of the Rixson catalog here:

Q: Rich, do you know if anyone makes heavyweight hardware for top hung, center pivot exterior doors. I'm building a home in Mexico with endless views and I'd like steel framed center pivot doors that not only slide but pivot 180 degrees and stack like a deck of cards against the walls on either side of the living room. Something like this:

will hang, pivot and roll, however, I think not hinging the panels together will cause the system to be cantankerous. You would need to contend with the panels not sliding uniformly top and bottom, as your vertical axis of pivoting would need to be perfectly in the center, speaking of weight of the panel, but a way to seal the panels at the vertical stiles (rabbeting would solve that) but weatherstripping and then locking them together.

I say possible - but unsure how "tame" the system would end up.

Q: Reading above concerns about warp, why is warp of more concern here than if this pivot is just going on a single door?
A: The reason that warp is a concern is that when you are installing doors with center hung pivots there is no function of an intermediate pivot or any sort of device between the top and bottom of the door to help keep the door vertical and plumb within the jamb. I personally have manufactured wood doors and can tell you that one or two out of 10 will have a small amount of warp to them and again when there is no intermediate hinge for intermediate pivot warp is something to be concerned with because of the lack of any device connecting or tying the door back to the jamb between the top and bottom of the door.

If warp is of a concern on the project and the doors are single acting you might consider hinges manufactured by SOSS is they are thoroughly concealed when the door is closed. A link to this manufacturers catalog can be seen here:

Q: Is this a self-close Pivot Set? Or you have to manually close it?
A: All Rixson pivots, including the 128-3/4" are non-self closing and must be manually closed. For self closing look to Rixsons floor, overhead concealed or surface closers.
