Q: Can you please offer some advice (part numbers) for the following: Replacement window seals. Seals to weatherproof the dutch door joint. Threshold and door base seal for better weatherproofing (see attached: Dutch_Threshold1.jpg & 2). I need to replace the wood sill -- is this something that you have a replacement for as well? Thanks! - Steve
Q: Thanks Rich! I don't have a hook strip at the bottom of the current dutch door, but I plan to replace this door and put in your hardware. So, I'd like the optimum hardware when I do that. The new dutch door will have a shelf, so I'm assuming your "Dorbin 97AS" will still work to keep it water/air tight with a flat join? Or would you suggest something different for this? Can you please recommended the threshold that would go with the hook strip if you think this combination would provide the best weatherproofing (door gets direct rain/wind). Also, you provided a link for a zinc strip....should I get aluminum instead? Also, could you again provide the part number for the best surface-mounted weatherstripping for the perimeter of my external doors (see attached photo -- would be mounted on outdoor jam) Thanks! - Steve
A: Your threshold now looks as if it is an interlocking threshold, so it looks as if you would just need to add that hook to the bottom of the door. The concept is touched on here:

You could (I would) add a sweep to the door like:

The 97AS, which is my suggestion, would be mortised into the bottom rail of the top leaf and is going to create a very nice seal if the shelf is mounted on the interior. If on the exterior I would suggest:

For the perimeter, I think this would be a reasonable option:

Q: Thanks for your recommendations. Regarding the exterior door perimeter, the Pemko 294PWV looks good although there doesn't seem to be any cover for the screws (and I want a nice finished look on the entry doors). Does Pemko have anything like the Zero-475AA which has a snap-on cover? I don't mind paying more if there's an even better performing perimeter seal. In terms of longevity, flexibility & quality, what is the difference between vinyl, neoprene & silicon? Thanks! - Steve
A: I was restricting myself to a perimeter seal available in white to match the door and frame (therefore vinyl which is the least performing of the options).
Would aluminum finish work for your application for this gasketing?
Q: Yes, as long as I can paint it, I'd like a higher performing seal around the door. I will be using it on a number of doors. Thanks!
A: These cannot be painted - sorry. What is our next move.
Q: I see.... Ok, assuming I don't care about color, what is the most effective/durable perimeter seal for an exterior door? (see attached door jam)
A: Polyurethane
? 4 times the tear resistance, 40 times the tensile
strength and nearly 100 times the abrasion
resistance of silicone.
? Flexible to -58oF.
? Unaffected by ultraviolet light.
? Resistant to fungus and petroleum based solvents.
? Unaffected by HalonĀ® fire extinguishant

Sponge Neoprene is one of the most popular elastomers because it provides an all-purpose balance of properties.
